1. Who we are and what these terms cover

These terms govern your use of the Casa24 property portal at casa24.com (“Casa24”, the “Platform”), operated by TP Travel LTD (company no. GICO-117987-78), Suite 2, 260 Main Street, Gibraltar (“we”, “us”). By browsing the Platform, creating an account, publishing a listing or sending an enquiry, you accept these terms. If you do not agree, please do not use the Platform.

2. What Casa24 is — and is not

Casa24 is an advertising marketplace: it displays property listings published by private owners, real estate agencies and developers (“Advertisers”) and puts interested visitors in contact with them.

  • Casa24 is not a party to any sale, rental or reservation concluded between you and an Advertiser, and is not a real estate broker, agent or legal adviser.
  • Listing content (descriptions, photos, prices, availability, energy ratings, construction progress) is provided by Advertisers. We require accuracy but cannot guarantee it — always verify details directly and seek independent legal advice before committing to a transaction.
  • Tools such as the mortgage calculator and new-construction payment schedules are indicative only and do not constitute financial advice or an offer of credit.

3. Accounts

  • You must be at least 18 and provide accurate, current information.
  • Keep your credentials confidential; you are responsible for activity under your account.
  • We may suspend or remove accounts that breach these terms, publish unlawful content or misuse the Platform.

4. Enquiries, viewing and reserve requests

  • When you submit an enquiry, your contact details and message are forwarded to the Advertiser of that listing so they can respond (see the Privacy Policy).
  • A reserve request made through the Platform is non-binding. It only becomes a reservation after the Advertiser confirms availability and you complete the Advertiser’s own reservation steps (typically a reservation agreement and deposit outside the Platform). Neither you nor the Advertiser owes the other compensation if a reserve request is not confirmed.
  • Viewing requests and proposed dates are preferences, not confirmed appointments, until the Advertiser confirms them.
  • No payments are made through the Platform.

5. Advertiser obligations

  • You may only advertise properties you are legally entitled to sell, rent out or market, and your listings must be accurate, lawful and kept up to date (price, availability, energy certificate where required by Spanish or Portuguese law).
  • You must hold all rights to the photos and content you upload and you grant Casa24 a non-exclusive licence to display them on the Platform and in Platform marketing.
  • You are responsible for complying with the professional rules that apply to you (e.g. licensing of real estate mediation in Portugal, consumer-information duties in Spain) and for handling enquirers’ personal data lawfully once received.
  • We may edit formatting, reject or remove listings that breach these terms.

6. Acceptable use

You must not:

  • post false, misleading or discriminatory listings or messages;
  • scrape, harvest or mass-download Platform content or data;
  • use enquiry data for purposes unrelated to the enquiry, or send spam;
  • interfere with the Platform’s security or attempt unauthorised access;
  • impersonate another person or misrepresent an affiliation.

7. Intellectual property

The Platform, its design, software, trademarks and databases belong to TP Travel LTD or its licensors. Listing content belongs to the respective Advertisers. You may not reuse Platform content beyond normal personal browsing without permission.

8. Liability

  • The Platform is provided “as is”; we do not guarantee uninterrupted or error-free operation, nor the conclusion of any transaction.
  • To the extent permitted by law, Casa24 is not liable for the content of listings, the conduct of Advertisers or visitors, or decisions taken in reliance on indicative tools; nothing in these terms excludes liability that cannot be excluded by law (including for intent or gross negligence), and statutory consumer rights remain unaffected.

9. Termination and changes

You may delete your account at any time. We may amend these terms with reasonable notice for material changes; continued use after the effective date constitutes acceptance. We may discontinue features with reasonable notice.

10. Governing law and disputes

These terms are governed by the laws of Gibraltar, without prejudice to the mandatory consumer-protection rules of your country of residence. Disputes may be brought before the courts of Gibraltar or, if you are a consumer, the courts of your place of residence. Before going to court, please contact us so we can try to resolve the matter; consumers may also turn to the consumer dispute-resolution body of their country of residence.
